The Design Build Enjoy Process
We know that you’ve probably never done this before and you may be a little nervous – relax. We do this every day and we’ve gotten pretty good at it. That experience has evolved our project planning and management process with you in mind. We believe that communication, collaboration, and a shared vision are critical success factors. Clearly defining the steps, costs, and timing upfront helps you know what to expect and ensure your satisfaction. We also want to ensure that all of your questions are answered along the way. We want to earn your confidence and trust. The goal is to help minimize the stress along the way and deliver a result that you will enjoy for years to come!

Personal Meeting
Following a brief telephone introduction call, we’ll schedule a personal meeting to discuss ideas, take photographs, and gather measurements for estimates. This will allow us to assess your project accurately and make decisions such as: if plans are needed, if a designer or architect should be included, or any other details necessary to deliver the great results you expect.

Proposal
When you are confident that we understand and share your vision, we’ll develop a proposal and then carefully review it with you. We may further refine estimates at that meeting after an exchange of ideas and balancing of scope, cost, and schedule. Then, we’ll translate those final ideas into a contract and once the details have been agreed upon, we can begin our work.

Pre-Construction
All of our projects are carefully planned pre-construction. It’s important to both of us to complete your project as designed, on time, and on budget. Once plans are drawn and approved and a thorough scope of work, firm cost, and length of project are prepared, one detail remains – application for building permits. We got that.

Staging
Permits in hand, we can begin to stage your construction site. This is where we will take the necessary precautions in and around your home or site to protect your space. The objective is to leave it as dust and scratch free as possible throughout construction. When staging begins your dream is on its way to becoming a reality!
Build

Begin Construction
The first phase of construction is demolition. This might range from removing cabinets to bulldozing an entire structure. After demolition, you’ll rapidly begin to see your design take shape. There will also be many decisions to make along the journey. We’re always there help you choose products and fixtures that best fit your budget and design preferences.

Communication
We encourage your participation in the building process and you’re always welcome on the job site. Likewise, you’ll always have a direct line to us whenever you need to talk about your project. We know how important it is to be professional and responsive to any of your questions or concerns and strive to proactively keep you informed.

Change Orders
You won’t experience any hidden charges with us, but challenges and changes do arise. There are only three reasons why orders change: undisclosed conditions, building inspectors request, or you decide on a different design. Once the project is underway, any change to the scope of work is always documented and approved by you in writing.

The Final Stage
During the final stage of construction you’ll see everything coming together. But before we’re finished, you survey our work and create a punch list of items that need attention. Then, we go back over those areas to ensure your complete satisfaction. Finally, we wrap up with a professional cleaning of the construction area to make the job complete.

Project Completion
You’ve reached your goal! Time to feel the satisfaction. We want to make sure that feeling lasts, so we always warranty our work for a full year from the date of completion. If it’s not right, we’ll fix it. If you’ve got a suggestion, we want to hear it. Your feedback is always encouraged! But if we don’t hear from you, we’ll always follow up after a few months to make sure that you’re still thrilled with the results. We want you to be 100% satisfied.

10 Questions You Should Ask Every General Contractor

Is there a fee for the initial consultation and visit?
The first visit is always free.
What kind of insurance do you carry?
We carry a two million dollar aggregate general liability policy, with up to one million dollars per occurrence. An insurance accord will be furnished in your name before the job starts.
Are you licensed?
We are licensed as Residential-Light Commercial Contractor, in the state of Georgia.
Do you build in Landmark Historic districts?
Yes. Most of our projects are in these districts, and we are familiar with the regulations.
Is there a minimum project size?
We do large and small projects. A small project for us is building a deck, or a bath renovation. We are geared towards large renovations/additions.
Are you Green builders?
Yes. We are EarthCraft certified, and we would encourage you to pursue the certification with us. It adds a little to the contract price, but its benefit will pay off in the long run.
Do you ask for money up front?
No. A draw schedule will be agreed upon before the job starts and we will adhere to it. The first draw is generally not until the rough framing is finished. The last draw is after the final punch list is completed, and you are satisfied. The one exception is If we do a design build. Then there will be an up front fee for design, and we ask for that only after a agreement has been signed.
What neighborhoods do you work in?
We like to stay in town. For example Castleberry Hill, Ormewood Park, Grant Park, Cabbage Town, Inman Park, Virginia Highlands, Midtown, Morningside, Kirkwood, and Oakhurst/Decatur.
What kind of commercial work do you do?
Generally our commercial work is small buildings from the ground up. We also do tenant build outs.
Are there any guarantees?
Yes! We guarantee our work for 1 Full Year from your project completion date.
